Homesites
The forty-one Deerpath homesites average an acre in size, and each has a building envelope in which construction of the residence will occur.   A tree protection program has been established for each site, and many have easements along the edges which protect the natural resources on or adjacent to the homesite.

Architectural Design and Construction
The designs for residences at Deerpath Farm are subject to approval by the Deerpath Farm Architectural Review Board, led by Rick Phillips, Managing Member of Deerpath Farm LLC. His company, Frederick Phillips & Associates, is an award-winning Chicago architectural firm. Deerpath Farm LLC has pre-approved four general contractors, four architects, and four design/build firms to design and build the residences in order to ensure the highest quality construction and adherence to the esthetic standards defined for Deerpath Farm. Additional architects and contractors will be considered for approval upon request.

Open Space
Over seventy percent of Deerpath Farm is protected open space under the care of Lake Forest Open Lands.   The woodlands, wetlands, marshes, and meadows will remain undisturbed for the enjoyment of Deerpath Farm residents.   Trails will meander through the site and connect to the Mettawa Trail system.

Corporate Limits and Utilities
Deerpath Farm is located in the rural village of Mettawa, and has a Lake Forest (60045) mailing address as Mettawa does not have its own post office.   Forty homesites are served by public sewer and water from the Lake County Department of Public Works.   Gas, electric, telephone and cable are underground and serve each site. Deerpath Farm is in the Libertyville Fire Protection District.

Schools
Deerpath Farm is served by Hawthorn Elementary District 73, and Libertyville High School District 128.   Secondary students attend the Vernon Hills High School.
